Geotechnical Investigation, Soil Improvement / Pre-Loading, Earthworks Verification
Opifex delivered the full geotechnical input for the development of a new aged care facility in South Bunbury, with a strong focus on the site’s challenging southern wetland area. Early investigations identified soft, compressible clays within an old swamp zone, creating significant settlement risks for the proposed building platform.
To manage this, Opifex designed a targeted preload program that used temporary sand surcharge to accelerate consolidation of the soft soils — allowing long‑term settlement to occur before construction, rather than after. This approach provided major cost savings by reducing the need for deep foundations across the affected zone.
Following preload installation, Opifex carried out detailed settlement modelling and later undertook comprehensive earthworks verification, including site inspections, compaction testing, and review of contractor QA documentation. The completed ground improvement works, fill placement, and compaction achieved a stable and compliant building platform suitable for the planned aged‑care development.
